HOUR CE - 2006 National USPAP Update Course
- $129
This
course focuses on the recent changes in
USPAP over the last few years, and specifically
addresses all the new changes in the current
edition of USPAP. The Uniform Standards
of Professional Appraisal Practice sets
standards for both ethical behavior and
competent performance for appraisers. This
course presumes that participants have already
completed the 15-hour USPAP course, and
are familiar with its basic tenets. However,
USPAP is a living document and does change
frequently to accommodate the changes in
society and business. Participants should
have required to have a copy of the current
edition of USPAP with them to refer to throughout
the course.
FIRREA
mandates that USPAP be followed in all state
licensing and certification programs for
real estate appraisers. It is the basis
for both initial licensing and continuing
education. The lecture outlines broadly
identify the material to be mastered.

HOUR - Appraisal Trends - $99
The appraisal world is dynamic and constantly
evolving. In the Comment to Standard Rule
1-1a of USPAP it says "it is not sufficient
for appraisers to simply maintain the skills
and the knowledge they possess when they
become appraisers. Each appraiser must continuously
improve his or her skills to remain proficient
in real property appraisal."
Some of these changes come from advances
in technology. Others come from changes
in legal issues, social trends, and economic
factors. This course looks at some issues
in the forefront of appraisal trends
and the manner in which appraisers provide
appraisal services.

HOUR - Appraiser Liability - $99
Appraisers
are increasingly vulnerable to many kinds
of liability. This is consistent with trends
in society in general, where litigation

in civil penalties, criminal penalties,
or loss of license. This seminar examines
many practical ways that appraisers may
protect themselves in their every day practice,
pointing out common malpractices and investigating
what remedies may be available. The seminar
will review various legal definitions and
categories of penalties, the importance
of engagement letters and employment contracts,
environmental issues that create appraiser
liability, real estate fraud, and common
appraisal errors. Also covered will be the
limitations of disclaimers, liability concerns
under USPAP, the scope of liability, the
importance of disclosure and verification,
and coverage and exclusions of E & O
Insurance. Other important topics are discussed,
including lender pressures, fair lending
issues, Review Appraiser issues, and the
Gramm-Leach-Bliley Privacy Act.

HOUR -Appraising the Oddball Properties
- $99.00
This
course is designed for those residential
appraisers who want to expand their skill
set to enable them to take on more difficult
and complex assignments, and for those who
want to learn new techniques for developing
creative solutions to complex residential
appraisal problems. It will give the student
a thorough understanding of various techniques
that can be used in appraising unique and
difficult oddball properties. The course
begins with an overview of the factors that
make a property complex. Unique physical
characteristics, non-conformity and location
can all contribute factors that make an
appraisal assignment difficult with a high
degree of complexity. Rapidly changing market
conditions, lack of sales data and governmental
restrictions also may add elements to an
assignment that increase its complexity.
Since no two complex properties may be the
same, the course is designed to teach students
a systematic approach to solving the appraisal
problem rather than a cookie-cutter solution
that can be applied to different property
types. Various techniques will be introduced
that go beyond the traditional approaches
used by most residential appraisers. The
students will apply some of the techniques
learned to case studies that are designed
to reinforce the learning experience.

can be subtle or overt and sometimes unintentional.
